Welcome to ‘Fragment’ where art and architecture meet

The next generation of rental housing which unites architecture and art within a residential development has arrived in Prague – and Gleeds’ team in the Czech Republic has partnered with real estate specialists Trigema to bring it to life.

‘Fragment’ is a collection of 140 fully furnished apartments in the up and coming area of Karlin in Prague, where the project has been curated through the vision of architects David Wittassek and Jiří Řezák, the construction expertise of Trigema, and the standout creativity of artist David Černý who participated in the overall shape of the project with his sculptures. All three have come together to create an impactful and modern residential block.

Juxtaposing the surrounding historic buildings of Karlin, ‘Fragment’ brings an industrial and jagged shape comprising: 

• 140 fully furnished apartments, ranging from studios to 4 bedroom penthouse suites with their own roof terraces
• Surrounding wellness and relaxation zones, with a plethora of water features and foliage to provide respite from the bustling city life
• 119 underground car-parking spaces
• A structural bridge connecting the two wings of the apartment building
• Loxone Smart home systems in each apartment, allowing residents to set optimal temperature, ventilation intensity and exterior blinds – all of which respond to instructions sent from weather stations
• A central reception for all residents, along with stylish lobbies for individual sections 

A unique and exceptional in the Czech Republic connection of architecture and sculpture. 

Gleeds provided bank monitoring services on behalf of Česká Spořitelna for the development. The rental apartment building is experimentally straddled between architecture and sculpture, between the old and new parts of the Karlín district. At its beginning, there was a joint idea of architects, an artist and an investor for a residential module, a fragment that forms a solid whole in connection with others. The sculptures and the building interact with each other and the relationship between them is equal - the statues are not just ornaments on the house's facade and the house is not a sculpture. Both complement each other and have their elementary validity.The façade is formed out of irregularly placed ‘fragmented’ blocks which create a compact and united whole, far beyond the typical expectations of residential housing.

Gleeds’ cost manager, Jaroslava Lunackova, supported Trigema’s development by implementing a thorough and detailed budget strategy, to mitigate over-spending and keep schedules on track. The brief included the use of innovative technologies which set the project apart from the rest; groundsource heat pumps with a system of 30 geothermal boreholes 180m deep, air conditioning systems with heat recovery, filtration, humidity and temperature treatments of incoming air. As well as sustainable usage of rainwater wells to cover operational water consumption for toilet flushing and the watering of green areas.
